Start with your building

A project that fits your operations.

Senior living describes several different kinds of property, from independent rental apartments to assisted-living and care facilities. The right rebate pathway depends on that distinction, not the senior living label. We help owners and managers establish how the property is operated, how electricity is metered, and which systems serve homes or shared facilities. Start with the improvements under consideration and the access requirements for residents and staff. We then separate potential multifamily work from commercial systems so each proposal can be reviewed using the appropriate utility rules.

What determines eligibility?

  • Independent rental apartments may be reviewed for multifamily eligibility; unit count, age, metering, and the utility’s qualification rules still apply.
  • CPS Energy’s dedicated multifamily pathway also requires the stated assistance threshold or qualifying nonprofit ownership and operation.
  • Assisted-living, nursing, shared-service, or commercial facilities need an account-and-use review. A care facility should not be assumed to qualify as rental apartments.

Your utility confirms eligibility, approved measures, incentive amounts, and funding. Review requirements before purchasing or installing equipment.

Where to look for improvements

Consider the whole building.

Start with these opportunities for senior living properties. The program pages below cover the broader measure lists and utility requirements.

Residential unit improvements

For qualifying rental housing, review available HVAC, duct, insulation, lighting, and other multifamily measures.

Shared and commercial systems

Screen common-area HVAC, lighting, and relevant central systems separately from individually served homes.

Envelope and comfort priorities

Review documented building conditions while preserving the operating requirements established by the property team.

Match the property to the program

Your utility. Your next step.

Choose the program serving your electric account. An Austin or San Antonio mailing address alone does not establish eligibility.

Plan around your people

Make the work easier to coordinate.

A useful scope accounts for access, equipment, and the people who use the property each day.

Describe the operating model

Identify rental housing, care services, shared amenities, and the buildings or systems associated with each.

Map the utility service

Distinguish resident meters, owner-paid common-area accounts, and any master-metered systems.

Plan resident coordination

Establish access contacts, notice requirements, and work constraints with the management team before installation planning.

Questions from property teams

Know what to ask before you begin.

Is every senior community treated as multifamily?

No. Rental status, building use, metering, and program criteria determine the pathway. Independent apartments and care facilities can require different reviews.

Can apartment units and a shared dining building use different programs?

Potentially. We separate the uses and accounts first, then ask the utility to confirm the appropriate treatment of each scope. The same work cannot be assumed to receive overlapping incentives.

Does income-qualified ownership guarantee eligibility?

No. Any applicable assistance or nonprofit requirements are only part of the review. Size, age, metering, eligible measures, documentation, and program approval also matter.
